From Lunch Chat to Podcast Episode: How AI Helped Bring “Title Nightmares” to Life

At this year’s Tennessee Land Title Association conference, a casual lunch conversation became something much more impactful. What started as a few title and escrow professionals trading stories over sandwiches turned into a powerful discussion about fraud, real transactions, and close calls that deserved a larger audience.

There were no slides or scripts. Just raw, honest insights from people on the front lines of real estate. The stories ranged from deepfake sellers to email scams that almost worked. Everyone had seen something wild. Everyone had something to say.

The only problem? Those stories often fade once the coffee is gone and the next session begins.

So... How did we do this? 

During the conversation, I asked if I could record the group talking about fraud. Everyone agreed, so I hit record on my iPhone’s Voice Memos app and let it roll. Once the discussion ended, I opened Google NotebookLM, a tool designed to organize and make sense of large amounts of information. I uploaded everything I had: notes, quotes, and summaries from that lunch table.

NotebookLM didn’t just organize the data. It found patterns. It highlighted recurring themes like urgency scams, seller impersonation, and confusing communication. It even suggested a structure that made it easier to turn the conversation into something shareable.

That conversation became the first episode of a podcast we’re calling Title Nightmares.

Without AI helping to organize and refine those raw notes, the podcast never would have come together the way it did.
